This week, our son Harrison joins many other Mercer Island students in starting high school, and next weekend, our older son Alexander embarks on his college journey! I'm just returning home from a fabulous work and family trip, with stops in New York City and London! In the Big Apple, I toured two incredible residences for sale on the Upper East Side, including a stunning $11.5M penthouse with protected views of Central Park. I want to extend my gratitude to my Sotheby's Realty Manhattan colleague, Danielle Wiedemann, who spent the afternoon showing me the incredible properties she's representing. They did not disappoint!

From tulip festivals and strolls through our local farmers markets to outdoor dining and the start of boating season, I hope you're enjoying all the delights of spring.During my recent visit to Whistler, I had the pleasure of connecting with Mila Lane, SVP of Sales at Sotheby's Realty, Whistler. Mila shared insights into the market dynamics, emphasizing the scarcity of available properties. Despite this, Whistler remains an attractive destination and offers lucrative real estate investment opportunities, especially with its lack of restrictions on rentals and Airbnbs. Closer to home, the rise of 55+ communities is apparent, exemplified by a recent tour I took in Black Diamond, one of Washington's fastest-growing towns. If you are planning to downsize, a community like Regency at Ten Trails could be perfect for you!

Recently, some very insightful information was presented during an RSIR industry meeting that I think you should hear about as well. The active resale market boasts over $300M, with new construction offerings surpassing $1B. However, the incredibly limited supply is struggling to meet the intense demand, as seen in the busy open houses and the quick influx of competing offers shortly after homes hit the market. With mortgage rates falling and consumer confidence growing, I expect home values to continue their upward trajectory. The market conditions are ideal for sellers, but there are also plenty of opportunities for buyers, especially with potential refinancing opportunities in the future to secure even better terms.
